Vaida industrial park

Vaida Industrial Park is located on the territory of Rae Rural Municipality, Vaida Borough, Suuresta Village.
The Vaida Industrial Park is located 16 km from the border of Tallinn and 173 km from Tartu. The industrial park’s plots are located on 33 ha, which is bordered to the West by Tallinn-Tartu-Võru-Luhamaa National Road and to the North by the Vaida-Pajupea Highway.

Considering the national importance of Tallinn-Tartu highway as a main connecting link between Northern and Southern Estonia (Tallinn and Tartu) and the high traffic volume of the highway, which makes the improvement of Tallinn-Tartu highway one of Estonian Road Administration’s biggest priorities. Through development of traffic management and safety it is planned to progressively develop Tallinn-Tartu highway into a full length four lane highway.
In September 2008, one of the most important crossings was completed near the technology park – the Vaida crossing, which serves as the park’s main access point to the Tallinn-Tartu highway.
In order to guarantee better and safer movement, multi level crossing were constructed, repaired and 12.7 km of adjacent highways were added, 5 km of light traffic roads and 2.4 km of noise barrier walls. Thanks to the 2 flat level crossing, access to the territory of the technology park is ensured without having to pass through the small town of Vaida and interrupting traffic on national road T2.

The 30 commercial and production land plots for sale range in size from 1671 m² – 18 011 m² and are suitable for companies whose areas of activity are various fields of light industry, logistics, packaging, warehousing and non-polluting production. If necessary, it is possible to connect plots.
The maximum number of buildings allowed on a plot is 2. Buildings are planned without basements, a maximum of 3 storeys, the maximum allowed height from the ground is 14 m (plots No 7, 8, 9, 20 and 21 are allowed to be 2-storey with a maximum height of 12 m). The maximum allowed basement line from the suraface is 0.6 m.

The Rae Rural Municiplaity council approved the Vaida Industrial Park detailned plan on 19 June 2007.
According to the detailed plan, Mergo Holding OÜ ensures the construction of roads, landscaping and utility networks on the territory of the industrial park.
All necessary utilities are built in the industrial park accordingly:
Electric power supply will be provdied by a total of eight 10 10/0.4 kV two transformer substations. The planned 0.4 kV cable lines exiting the substations are planned up to the registered immovable and supply points are located in the subscription shields on the borders of the plots.
A communications supply pipeline will be constructed and connected to the cable branch board. Communications cables will be installed by the service provider after the conclusion of the subscriber contract.
A new well will be be drilled to provide a water supply and the plots’ water supply network will be connected to the small town’s central water supply network. The connection point is located on the border of the plot, where a land tap will be installed on the service piping together with an extension spindle and street cover.
Roads and street network are planned as simple and straightforward, the land beneath the streets designated for transpart has a width of 20 m and a turning radius of 15 m. Internal quarter intersections have the corners of registered immovables “cut off” to ensure the best possible visibility. All planned streets passing through the site are designed with sidewalks with a width of 2 m. Lighting is planned for the entire land designated for transport.
There are three entrance roads planned for the industrial park, bus stops are also planned next to the most highly utilised entrance-exit, which ensures employees are provided the opportunity to use public transportation to travel to work.
